1. What are the
advantages of This program? Answer: Low deposit and easy qualifying non-bank
alternative. This program allows you to buy your own home
without paying a large deposit, closing fees, or bank fees. If
you have a regular income, a good track record in paying rent
and a small deposit from just $1900, our program may be
available to you. Your monthly house payments will range from
$799-$1199 per month, depending on the house involved.
It can take several years to save for a minimal Down Payment to
qualify for a Bank loan. During this time most people still have
to pay over$10,000 per year in rent. By the time they have saved
a deposit, house prices have more than likely increased. Using
our Program you can move in now and start owning your own home
much sooner.
2. What does
easy qualifying really mean?
Answer: Easy qualifying means that you do not have to jump
though the hoops like at a Bank. All we require is a basic
application which can be done online or over the phone (we can
also mail or fax it to you). There is NO COST to you. Once you
are pre- qualified, we can make an appointment to meet with you
at the property. No 45 day closings you can move in right away.
3. Our Credit is
not good. What do you look for on the application?
Answer: We look for three basic things:
- Verification of employment. We are looking for someone who
makes a reasonable income with established job history.
- Regular Rent payments (or house payments). We are looking for
someone who has a history of making the rent (or house) payments
on time.
- Credit. The credit doesn't have to be great. Slow
pays, Charge offs or even a bankruptcy can be okay. What
we're looking to avoid is the person who makes a habit of
not paying their landlord or mortgage company on time. As
long as you are honest and up-front with us, we can
generally work with you.
4. We're new to
the area and we don't have any local references
(employment, landlord, etc.). Can we still buy a house?
Answer: Yes, we simply verify all information from your previous
area. Thus, it is very important that you provide us with all
information, including addresses and telephone numbers.
5. How long does
the whole process take?
Answer: We can usually give you an answer within two to three
days. From there, it's just a matter of paying the deposit and
arranging an appointment with your consultant to OK the
paperwork. Get your keys and you’re ready to move-in!!
6. I'm not sure
how this works. Do I own the home?
Answer: You have legal rights to possession and the right to
purchase the property. Basically we exchange contracts but do
not settle for 25 - 30 years or until you refinance. You have
"control" of the property. (Just like when you buy a new car,
the bank holds the title but you “own” the car.
7. The house
needs some fixing up. Are you going to do it?
Answer: If we fix the houses up, we would then have to charge a
$9,000 - $10,000 deposit. The problem is that most people do not
have that sort of money in their pocket. We have found that most
people would rather pay a small deposit and move into the house
that was in livable condition and just needed a little fix -
up. It gives the buyer a lot more benefits. First, you can
afford to move in today. Second, you can fix the house the way
you want it. And third, you can pick up some sweat equity for
your efforts.
8. Can I
refinance my loan or pay it off early?
Answer: Yes. You may use any
lender to refinance the loan. After 12 months of on-time
payments, you'll be able to refinance your home. Keep in
mind that in all likelihood it would be at least 1-3 years
until you build up enough equity to qualify for a new loan

need to do to get started?

We encourage you to get out and talk to the neighbors, check out
the neighborhood and walk around the home look in the windows
and see if you like it. We have new homes that become available

- Preview the inside — We will schedule a time for you to view
the inside of your home. If you like it, you'll want to take it
off of the market so be sure to bring with you a copy of your
driver’s license, proof of employment, and $1000.00 deposit
(certified funds).
- Pick up your keys —We will schedule a closing appointment
with you to do the final walk through and give you the
opportunity to approve the paperwork. Bring the remaining total
move-in cost in certified funds and you are ready to MOVE-IN ! !
